A major component of your score is your length and depth of credit history (as opposed to just your payment history) and your total usage of credit as a percentage of available credit. Experts say that growth will continue. Recently, realtor.com updated their 2022 inventory forecast. In the latest release, they increased their projections for inventory gains dramatically, going from a 0.3% increase at the beginning of the year to a 15.0% jump by the end of 2022 (see graph below):
More homes to choose from is great news if you’re craving more options for your home search – just know that there isn’t a sudden surplus of inventory on the horizon. Housing supply is still low, so you’ll need to partner with an agent to stay on top of what’s available in your market and move fast when you find the one. It’s not going to be easy to find a home, but it certainly won’t be as difficult as it has been over the past two years.
Home Price Forecasts Call for Ongoing Appreciation
Due to the imbalance between the number of homes for sale and the number of buyers looking to make a purchase, the pandemic led to record-breaking increases in home prices. According to CoreLogic, homes appreciated by 15% in 2021, and they’ve continued to rise this year.
Even though housing supply is increasing today, there are still more buyers than there are homes for sale, and that’s maintaining the upward pressure on home prices. That’s why experts are not calling for prices to decline, rather they’re forecasting they’ll continue to climb, just at a more moderate pace this year. On average, homes are projected to appreciate by about 8.5% in 2022 (see graph below):
Selma Hepp, Deputy Chief Economist at CoreLogic, explains why the housing market will see deceleration, but not depreciation, in prices:
“The current home price growth rate is unsustainable, and higher mortgage rates coupled with more inventory will lead to slower home price growth but unlikely declines in home prices.”

Below are market statistics for the month of May for Prosper, Celina and Frisco. As you’ll see from the stats below, the market is shifting in the North Dallas area. We have more listings coming to market which is increasing the market’s inventory. This added inventory is beginning to temper the escalation of prices we’ve seen in the past twelve plus months. This is welcome news for buyers who have been watching prices go up and up. Analysts are not projecting prices to fall in the area, but we may have seen the last of crazy prices increases month after month.
Prosper, Frisco, Celina & McKinney
Although we have seen a little softening in the market in some areas the past three months, prices remain dramatically higher when compared to twelve months ago. Prosper +24%, Frisco +25.8%, Celina +42.8% and McKinney +25.8%
Lack of available homes continues to be the primary cause of the solid price increases we’ve been experiencing in the area. The number of homes available for sale in Prosper is -47.6%, Frisco -43.1%, Celina -42.9% and in McKinney -25.7% when compared to the same time last year. Based on forecasts for 2022, we won’t be seeing inventory levels like prior to 2019 anytime soon.
Days on market is the number of days a home is on the active prior to the sellers accepting a purchase contract. Due to lack of inventory and an abundance of buyers looking for homes in the area properties are going into contract within 6-8 days. Rule of thumb is if you’re looking to buy a home and something you like comes on the market, see it TODAY!
Percent of Original price is the percent over asking price that a home is selling for. While we are well off the highs we saw this past June, homes are still garnering multiple offers and buyers are offering over asking price along in hopes to have their offer accepted.
